To begin pricing your Island Gal home you must first select the size and configuration of your home shell. Once you have made your selections, please refer to the chart at the bottom of this page for pricing. Island Gal offers five basic sized of homes ranging from 1000 to 2000 square feet per level. Island Gal homes can be built up to three stories high, connected laterally, or have one or two wings to increase the square footage to any size you desire. The best place to start is by looking at different sizes, levels and configurations of homes. These floor plans give you a wide variety of layouts and different room configurations to match your space requirements.

All Island Gal homes can be constructed as a one, two, or three story home.	Any size Island Gal home can be built with one or two wings. Wings may be built in different sizes if preferred.	Two Island Gal homes may be connected – same or different sizes. The connectors may be different widths and lengths if desired.

 A very popular option when building an Island Gal home is the addition of a garage; incorporated in a gable end wing, attached or detached as a stand alone unit. Many customers also opt for a wing to increase the living area of their Island Gal home, two styles are offered.

If you are building on a basement, crawlspace or on pilings, you will be required to have a lower Island Gal floor system. The wood floor system is a special radial engineered design that allows the building to expand and contract in a radial manner. If you are building a two or three story home, the upper floor system(s) are included in the multiple story pricing. If you are building on any type of raised foundation (i.e. pilings, piers, crawlspace or basement) you will find a shell price on page 3 which includes a foundation level floor system. Steel support posts are available separately if building on a basement.

Decks

The floor system is comprised of engineered open-web floor trusses. The structural trusses radiate from the center of the home to points 24” on center around the perimeter of the home. The floor trusses are covered by a 5/8” CDX pre-cut plywood sheathing (included). Truss depth is 16”. Each floor truss is fitted with chases for mechanical runs (HVAC, plumbing etc.) Floor trusses are available for pocketed deck beams. The floor system price includes lateral support cross-bracing and ribbon band boards. There may be some special or alternate design considerations when using this floor system, one of which is a high dead-load floor system. This system is typically used with radiant heat floor systems or flooring material such as heavy tile. The high dead-load floor system is available for a 7% upcharge over the standard floor system.
